what's the best investment you can think of that's fail safe and will return 8-10% per year on 500k liquid asset?
right now the only thing I can think of is real estate, purchasing 8 condos at 60k per, renting each one out for $800, pocketing $500 each month per unit.
if you can offer any advice or have other ideas thanks in advance

Steer clear of annuities and limited partnerships. Have you researched any corp bonds or other fixed income instruments?
To catch that ROR with no involvement or risk might have to include using some leverage..meaning margin that 500k and buy some bonds and ride them to maturity, not worrying about a decline in principal in the short term.
Riskless investments dont exist if you ask me..even muni bonds.

Quality corporates are not paying anywhere near that, you would have to go with something below investment grade and ride it out to maturity which would probably be anywhere from 4 to 7 years.
8-10% with no risk does not exist in todays market.

what do you guys know about the rental program in places such as mgm signature, trump, and platinum hotels in vegas, can you generate positive cash flow every month with no mortgage obligations?
a lot of them are now on short sale for 80k-150k. from my research there's a class action litigation pending against mgm. most of these investors paid over 600k and are now 3k-5k in the red every month, or so they say.

Impossible to generate positive cashflow with no mortgage payments unless you buy the place cash. The time to buy these condos would be now.
