But not for gambling purposes, Just sold my restaurant.

Planning to relocate to Vegas, Buy a house in cash, and open another Pizza Joint in Vegas, Not the strip, was looking at local zipcodes, I have to find a spot that has plenty of residential and some industrial businesses, the more schools the better and 2 or 3 hospitals within a 5 mile radius.

Any suggestions?

Come out to the Summerlin area, we need a good pizza place. When you do make the move, let us know where you set up shop, I imagine you'll get a visit from a lot of Vegas people on Covers. I'll stop in!

Havent picked a spot yet, looking for a simple place to start with in vegas, take out and delivery then in the future branch into what I had here in CA.

Spot must be within 5 miles of  3 hospitals 7 or 8 schools and lots of residential

I see my family 1 hour a day the last 5 years because of how many hours I put in.

2) Housing

I own a home in San Diego CA, 154,000 left to pay off

I can pay it off after the sale as I rent it out for 2300 a month

I can also buy a house in cash and build another pizza joint, Not so big, simple take out and delivery operation, this will give me more time with my family and a-lot less to worry about financially.

It will also set me up for a potential future retirement.

Most small business restaurants do not know how to run a business properly.

they open the doors and expect people to come in.

Yeah, if you are a big chain, but a small business operator must bring the business to them.

Send out Post office mailers for a free 12 inch 2 topping pizza to every home and apartment 1st month open, target 1500 homes and apartments

target another 1500 in month 2

another 1500 in month 3

and another 1500 in month 4

Week before opening make pizza's, salads, pasta's and sandwiches and take them to the ERs, ORs and labor and delivery of every hospital.

Do the same for every school in the area.

make fundraiser deals for the schools teams and activities

the school makes a flyer, they bring it in as they order and I give back at the end of the night 15% of my total sales.

This has been my model of success over the years

if I get 10% return customers from the 6000 free pizza's I made it, I make money

If I get the schools and hospitals to order and use me for catering, I really made it.

Good food, good service and appreciation for your customers and you made it.

They wont come to you, you have to make them come to you

Once you have them, then you have to continue to appreciate them and keep them.

Permit me some advice.....and I do appreciate your reasons for the move/change.

I would strongly suggest that you explore downtown Las Vegas....perhaps even contact Tony Hseih and his senior executives at Zappos.com and see if you can work out something of an intial venture partnership.

Do your research on the revitalization program and the changes in businesses on and near Fremont Street. You can appeal to both the tourist and the local businesses (especially the legal profession..which dominates downtown).

You are NOT going to find that medical/educational package that you are looking for in a location in Las Vegas...or Summerlin...or Henderson.

As a sidelight.....in accordance with my screen name....anything that you can do to replicate New York/New Jersey pies would help you greatly in marketing. Chicago pies are here as well as Grimaldi's (Patsy's back in NYC) with their 1700 degree coal burning oven; but NY/NJ pizzas don't get much play....(the lousy water out here doesn't help either)....

I knew one of the family members of the largest pizza chain on the Jersey Shore....he made it out here for a few years...then business died (he was in Henderson).....Those that have survived offer inexpensive "family dining" in addition to the pies. If you are looking more at "day/lunch traffic" and takeout, then downtown would be my strongest advice.

Since you are in the food industry, I can surly tell you its not the water that is the reason for the Pies.

Blame it on the health department

Here in CA, the health department doesn't allow the doe to be left out for the 6 or 7 hours it takes to make a NY style crust.

the minute it comes off the mixer, they want you to cut, fold, wrap and put away.

I was hoping this would be different in that regard in Las Vegas.

Well, the sale didn't go thru, the landlord cockblocked the sale as the potential owners wanted some parts of the lease amended.

In a way its okay as my lease is good for 2 more years then I have the option, at that point, I will choke my landlords into a more favorable lease for a sale, until then I will continue to make good money and grow the business. It just would have been so nice to buy a house in Vegas in cash at these wildly low rates.
