lol, 50k will get you a 1500 &#x2B; sq foot 3 bedroom 2 bathroom Home built in the mid 2000 &#xD;&#xA;do a search on Bank Owned or Foreclosers Las Vegas

crashdavis565 im realtor in hb cali first thing you do dont do this on your own.get realtor that knows the area,comps,good neighboorhood ,etc doesnt cost you 1 cent. hes working for you .the seller pays commission.he can also negotiate for you &amp; do all paperwork. again unless you actually live there &amp; know area well its best to get free service i know broker in vegas mitch he works at prudential same as my company.any more ?

Thank you sir.I am sure I will be looking at some less than desirable areas, will you help me pick the best of the worst so to speak?It seems there are a lot of low level/price houses just north of Downtown, I have found Downtown a little scary the last 7 years or so, I imagine this area is pretty shady?

Gary Wittman in Las Vegas is probably the best realtor I have ever dealt with in all my years. West or South.....I am certain that there is a lot available....homes that were built after 2005 are upside down, and that would be in the newer areas...especially Henderson.

If you have any money, go west or northwest, but look out for the undocumented aliens who ruin apartments, condos, off west Charleston before you hit Rainbow. Forget the east side, the minorities have taken over this part of Vegas. My take, if you can afford it...look to Summerlin. If that is not an option because of the cost, look to Henderson, though this is quite a way from the major sports books. In Summerlin, you have access to the Red Rock, the Coast Casino up off Ramparts and the Palace Station is not that far away. In the alternate, you could do your sports betting by way of the internet or phone accounts.

this is not for degenerate gambling action, this is an investment.  Hopefully, it will spin off some income for the next couple of years and appreciate.

15 minutes from Mandalay Bay into Henderson would be my starting point....as for action...you have the "hub" for Cantor Gaming at The M (and, for the most part, the entire area adjacent to The M was built after 2005).....

You can go further West on Tropicana and find many new developments...houses and condos....that are underwater...and that's also just a short ride to LV Blvd....

I like the M VG.The dealers there deal way too deep in 2 handed BJ. Have been very good to me (and I have been a little lucky for sure)We have an agent and a room will be there in a month to look and purchase. Thanks

Crash, be interested in how this investment works for you.  I&#x27;ve wanted to do this for many years.  Also, how will you approach owning this and not living there.  Are you planning to have a local management company take care of this for you?  I assume you will buy for cash, then rent for a period of year hoping market comes back....my be awhile, especially with the volume in Vegas available and current economics in US and abroad.
