Question

For about a year or two, I have been looking to pull the trigger on buying a  Vegas rental property. Not sure what but would need decent ROI.I am thinking more house than condo, simply to rent to families more than degenerates (sorry my friends). Would appreciate any info and ideas the board may have. I am leaning to Summerlin as it looks safe and upscale. 250K would be my top end.

I am thinking high rise near the strip. Anyone know anything about Regency Towers, this looks to be guarded in a gated community and surrounded by total chit.Thoughts?

Hey Crash - Fellow Coloradoan here (Glenwood Springs). I looked into Vegas real estate during the crash. Lots of great deals in what seemed to be, at least, okay neighborhoods. I'm sure there are plenty deals left.

However, as a landlord, good luck. Vegas is one of the most transient towns in the history of the world. My advice is, if you buy something, work with a reputable property manager to roust the deadbeats. Believe me, you don't want to deal with deadbeats from 500 miles away.

Let me know how Florida goes. Going to be looking for a place in the next year or two for a winter home. Prefer the Gulf Coast somewhere south of Tampa.

250k isn&#x27;t going to get you much in Summerlin. Housing prices going back up here some. If you want rental property best to stick to the east side of the strip.

I bought a nice place here in Denver and have done very well on it. I am looking to buy another but my wife just will not ok the Vegas purchase ( she feels too much crime) we are looking at New Smyrna Beach Fl and may buy another this year 2016.
