JP is a conventional lender, there is also still Freddie and Fannie and other private lenders.
Over the multiple properties I've lived in, I've never had a loan with JP or BofA or Chase (pre-JP) always smaller lenders who flipped the loan to a mid size lender. My loan now is with a private lender who holds their loans in house.
Interesting thing though, prices have not started to come down here much at all..inventory is low so until listings start to increase I dont know how far prices will fall. People will try to gut it out as long as possible before resorting to fire sale pricing of properties.
